Process
Know the path. Know the scope.
From the first conversation to finance approval, then construction and handover.
1Complete our online form
Tell us the site address, how to reach you and whether you own the property. If you own it, that's all we need to get started. If you're still looking, email us and we'll introduce you to someone who can help you find the right block.
Start your enquiry2Town planning and design consultation
We spend 30 minutes with you reviewing the property and the design options that suit it. That gives us what we need to inspect the site and prepare your proposal with a full build price.
The assessment may identify a strong candidate, a project that only works with changes, or one we do not recommend.
3Sales call
We walk you through the proposal and the design and approval process in about an hour. It's also where we show you why an Investment Ready build works for your property, and answer anything you're unsure about.
4Consultancy agreement
Once you sign the design and approvals agreement, the design work starts. We'll ask for your property manager's details so we can organise trades and consultants to inspect the property without disrupting your tenant.
Read the consultancy scope5Siting plan review
We finalise where the dwelling sits on your block, and may suggest changes based on what the cost feedback tells us. This is also when you lock in your exterior colour selections.
6CDC or DA lodgement
We invoice the consultant reports needed for approval and, once paid, lodge your application. Approvals take anywhere from four weeks to six months depending on the final design, and we keep you posted throughout.
7Building contract
You receive a fully costed building contract before the plans are stamped, so your lender has what it needs. Our standard exclusions are short and published, so there are no surprises later.
Read the exclusions8Finance approval
When your finance is approved we send a validation letter and the deposit invoice. From there we arrange the stamped plans and set a start date for construction.

What happens on site.
Ten stages of an Investment Ready secondary dwelling build. All our contracts are fully costed to what we can observe on site and reasonable levels of due diligence can conclude.
| Stage | What it covers | Cost |
|---|---|---|
| 1 · Demolition and site preparation | This is where we set the job up properly: temporary fencing, all-weather access and site amenities go in, anything in the way comes out, and the topsoil is stripped within the building footprint with clean excavated material kept on site. A registered surveyor pegs out the dwelling and sets the finished floor level, so everything that follows starts from the right position. | Priced to your site |
| 2 · Services upgrades | Before the slab goes down we bring the services to the new home: sewer and stormwater connections, cold water to its own meter, and power run from your house to a new sub-board with its own safety switches. Where the existing supply can't carry two homes, this is also when a Level 2 electrical upgrade or a plumbing upgrade is done, so the second dwelling never compromises the first. | Priced to your site |
| 3 · Foundations | With the site set out and the services in place, we form and pour the engineered concrete slab, with set-downs for the bathroom and patio and the state-specific termite protection cast into the perimeter and every penetration. Engineering inspections happen before and after the pour, so the base is level, cured and certified before a frame goes anywhere near it. The price for foundations is a variable element due to site & soil conditions and also where we allow for difficulties with site access. | Priced to your site |
| 4 · Frames | The treated pine wall frames and prefabricated roof trusses go up, braced and tied down to the slab, and the roof structure is set to the pitch on your plans. This is the stage where the home takes shape in a matter of days, and where we check everything is plumb, level and square before it's closed in. | In the agreed contract |
| 5 · Lockup | Lockup is the stage that makes the home weathertight and secure: sarking and the Colorbond roof go on, the frame is wrapped, the cladding is fixed over a drained cavity, and the windows, sliding doors and entry door are installed and flashed. From here the weather stays out and the internal trades can start. | In the agreed contract |
| 6 · Linings | Linings is when we install the insulation, undertake the services rough-ins for electrical, plumbing, data and air conditioning, and install the plasterboard and wet-area sheeting, then set and sand it to a Level 4 finish. We take great care at this stage to make sure the finishing trades are working from square, clean surfaces, because everything you see in the finished home sits on this work. | In the agreed contract |
| 7 · Fixout | Fixout is where the home becomes a home: waterproofing and tiling, the kitchen and wardrobes, doors, skirtings and architraves, the bathroom and laundry fittings, flooring, blinds, and the electrical and plumbing fit-off, followed by painting inside and out. The appliances, hot water system, rainwater tank and air conditioning are commissioned, and the whole home is checked, cleaned and touched up before we walk through it with you. | In the agreed contract |
| 8 · Tenant ready works | With the home finished, we turn the block into two homes: the driveway, footpaths and any external concrete, the fencing that gives each home its own yard, landscaping and turf, and a mailbox so the address exists on its own. These works are priced to your site, because every block is different. | Priced to your site |
| 9 · Investment ready works | We organise bins, separate tenancy plans and professional photos for your property manager, preparing the home for listing. We turn on the internet and commission the home ready for your tenants. | In the agreed contract |
| 10 · Practical completion | We walk through the home with you, record anything that needs attention and fix it within the agreed timeframe, then hand over a professionally cleaned home with keys, smart-lock credentials, manuals and every compliance certificate. We coordinate the final inspection and final certificate and confirm every condition of your approval has been met. | In the agreed contract |
