A secondary dwelling shouldn't feel secondary.

We take one home and make it two.

Marsh Homes is the Marsh Works group's investment builder, and it uses everything the group has: quality construction, town planning and architectural know-how, trades based across Queensland and New South Wales, and what we have learned about making a secondary dwelling pay its way.

We work only with investors, and we guide each one through the decisions that lead to long-term returns. The dwelling is one part of that strategy, and we plan the rest of it with you, from the first look at your site to handover.

One project. Everyone considered.

The Investor

A successful secondary dwelling creates an additional income stream while improving the long-term functionality and value of the property. The right design, location and tenant appeal are key to achieving strong rental and resale outcomes.

The Property Manager

Fewer headaches by design: privacy, access, parking, metering, bins and mail are resolved from the outset. A well-planned dwelling makes leasing and ongoing management simpler for everyone.

The Tenant

A home that feels independent, comfortable and considered. Privacy, quality finishes, practical spaces and a clear sense of separation make the secondary dwelling feel like a real home—not an afterthought.

Partners

We provide specialist training for partners when sourcing secondary dwelling investments. The right secondary dwelling strategy helps identify suitable properties, manage planning considerations and create an investment that works from day one.

Talk about partnering

Just because we can build it doesn’t mean we should.

A secondary dwelling is one of the better property investing strategies available. The process to achieve this outcome is not straightforward, as a strong rental yield requires the illusion there are two homes, not a granny flat and a primary house separated by a fence.

Before we finalise a design, we discuss the strategy with you and your property manager. We explain our findings to allow you to finalise your investment solution aligned to your own goals.

The group behind Marsh Homes.

Marsh Homes is part of Marsh Works Pty Ltd. Since its incorporation in 2009, the company has forged a reputation for quality-first construction that has been rewarded with consistent awards and recognition by peers and clients.

The group of companies includes Ground Projects (formerly Marsh to Mansion), Otetto and building supply company Living Canvas.

Queensland and New South Wales.

We build secondary dwellings in south-east Queensland and major population centres of New South Wales. Outside our best-known council areas, we bring the same process and do the homework first.

Town planning hints

Brisbane

Infrastructure charges not applicable for a compliant design.

Moreton Bay

Properties with land areas of 450–800 m² have a maximum size of 45 m², and 800+ m² a maximum size of 55 m².

Logan

Despite infrastructure charges being applicable, Logan Council offers some great yielding opportunities.

Ipswich

Parking must be provided for both the primary and secondary dwelling.

Redland

The availability to build up to 120 m² does not correspond to a higher yield.

Sunshine Coast

Check the zone. Maximum build sizes range from 45 m², 60 m² and 90 m².

Newcastle

Flooding is prevalent in low lying areas of Newcastle.

Maitland

Although not obvious, bushfire zoning is prevalent in many areas of Maitland.

Cessnock

A good location for finding higher yielding properties which compound with a second dwelling.

Central Coast

Typically a slower approval process. Complying development is the ideal outcome in this council area.
